CHALLENGE
Vistana Signature Experiences required a thorough, accurate, and non-intrusive facility condition assessment of the Sheraton New York Times Square location as a critical input to potential renovation, conversion, and redevelopment scenarios. The property’s scale, vertical complexity, and high occupancy required work to be executed in tight access windows, with careful coordination across building engineering, hotel operations, and multiple technical disciplines. Vistana also needed clarity on existing structural, architectural, and MEPF conditions in guest rooms and suites, mechanical/electrical rooms, vertical shafts and chases, telecommunication infrastructure, and code-related life safety elements, all without broad destructive testing or disruption to guests.
SOLUTION
Sevan deployed a multi-disciplinary team, supported by New York-based MEPF and structural partners (Syska-Hennessy, Environetics, and Rossewasser-Grossman), to complete a structured, high-fidelity assessment. Key scope elements included
- Comprehensive On-Site Assessment
- Surveyed a representative sample of guestroom floors (including floors 6, 19, 20, and 21) with still photos and 360º virtual tours to document architectural finishes, bathroom configurations, and building systems interfaces.
- Inspected mechanical and electrical rooms, MDF/IDF spaces, housekeeping areas, service elevators, and key back-of-house corridors to evaluate capacity, access, and overall condition.
- Performed targeted chase and soffit openings where allowed, to understand riser capacity, existing penetrations, and routing constraints for plumbing, electrical, HVAC, and low-voltage systems.
- Data-Driven Documentation
- Utilized Sevan Capture to collect, tag, and organize photo and video documentation by floor, room, system, and asset type, creating a linked visual record of the building’s existing conditions.
- Hosted images, 360º tours, and supporting data in a secure, searchable digital environment, enabling the Owner and design partners to reference conditions remotely during planning and concept development.
- Assessment Matrix & Technical Review
- Followed the Owner-approved Assessment Scope Matrix, covering 28 discrete task areas, including utilities, building envelopes, structural framing, vertical transportation, MEPF systems, telecommunications, life safety, and reserve-plan-related elements.
- Formal Reporting
- Delivered a comprehensive written report documenting existing conditions across all surveyed areas, with floor-by-floor and system-by-system narratives.
- Summarized key system-level observations, constraints, and areas of concern, linking back to the matrix tasks and supported by integrated photo and diagram references.
- Outlined preliminary recommendations and feasibility considerations for upgrades, relocations, or reconfigurations of building systems to support redevelopment scenarios.
