CHALLENGE

Marriott needed a partner to support the creation of a new modular hotel prototype, including conceptual design, prototype documentation, and technical development. Their internal team required specialized architectural support to produce consistent, scalable drawings that could guide future builds and inform program-level decisions. The work demanded accuracy, alignment with Marriott standards, and a clear deliverable structure tied to multiple service phases.  

SOLUTION

Sevan partnered with Marriott to provide full architectural design services for the conceptual design and modular prototype development. Scope included: 

  • Producing preliminary conceptual designs and prototype exterior elevations, site plans, and building documentation. 
  • Creating prototype development drawings, including engineering coordination, floor plans, elevations, building sections, foundation details, and structural assumptions. 
  • Delivering work in phased packages—Conceptual Design, Prototype Drawings, and optional future phases for updates, RFIs, LEED requirements, and best practice working sessions.  

Our A&E team collaborated directly with Marriott stakeholders, incorporating brand standards, modular manufacturer requirements, civil and structural inputs, and feedback from Marriott’s internal design team. This agreement ensured flexibility for Marriott, allowing Sevan to provide technical expertise on an as-requested basis across the project team. 

RESULTS

Sevan delivered a fully developed modular prototype package that allowed Marriott to evaluate design feasibility, streamline decision-making, and prepare for scaling the concept across future hotel programs.  

The prototype documentation gave Marriott: 

  • A repeatable blueprint for evaluating modular development opportunities 
  • Clear, entitlement-ready drawings that reduced rework in later phases 
  • A structured, phased approach enabling Marriott to accelerate design cycles and reduce uncertainty 

Together, these outcomes laid the groundwork for a more predictable and efficient modular development program.
